Documents required for a home loan

When you think of buying a house, you have to consider a lot of things. The first and foremost concern would be the finances. If the finances are in place it is fine, if they are not you have to consider taking a home loan. Taking a home loan lessens a lot of worries and anxieties and once the loan amount is approved things calm down a little bit. However prior to that when the home loan is just applied, you have to take a lot of things into consideration. You have to do your research, you have to check which bank or financial institution is giving you a lesser interest rate on the home loan, you have to make decide on the tenure of the loan. But before all of that, when you decide to take a home loan, there are a lot of documentation that are supposed to be done in order for the home loan request to be processed in the first place. Let us have a detailed look at the documents required for home loan.

Identity proof – for an identity proof a passport or a driving license or voters ID card or a PAN card would do.

You would also require to submit an address proof – This could be the leave and license rent agreement or the electricity bill (Upto 3 months old), a Passport.

Another mandatory document is the employment appointment letter – this is especially required if the current employment is less than 1 year old. Other financial documents required for home loan are the 3-month salary slips, 6 months banks statement and a 2 year Form 16.

The list of common documents that are required are –

  1. Photo id proof – Passport/ Drivinglicense/ Voters ID /PAN card
  2. Residence or address proof: license/ Registered rent agreement/ Utility Bill
  3. Residence Ownership proof: Sale deed or rental agreement
  4. Income proof: Salary slip, bank statement, form 16
  5. Job continuity proof: Appointment letter of employment and validation letter from the HR
  6. Property documents: Ale Deed, Katha, Transfer of Ownership
  7. Advance Processing Cheque: A cancelled cheque for the validation of the bank account
  8. Investment Proof: LIC, mutual funds, property documents etc.
  9. Financial documents:

For salaried individuals – 3-month salary slip, Form 16 and bank statement

For self-employed individuals–  IT returns for last 2 years along with computation of income tax for past 2 years certified by a Chartered Accountant

For self-employed non-professionals – IT returns for last 3 years along with computation of income tax for past 2 years certified by a Chartered Accountant

Documents required for the self-employed are

  • Photo Identity Proof- Passport/ Driving License/ Voter ID/ PANcard
  • Residence Address Proof – License/ Registered rent agreement/ Utility bill
  • Office Address Proof – Property documents, Utility bill
  • Office Ownership Proof – Property documents, Utility bill, Maintenance bill
  • Business Existence Proof- 3 years old Saral copy, the Company registration license, Shop establishment act
  • Income Proof- Latest 3 years Income Tax Returns including Computation of Income, Profit & Loss account, Audit report, Balance sheet, etc.,
  • Bank Statement – Past 1-year bank statement
  • 1 passport size colour photograph

Documents Required for Senior Citizens/Pensioners:

  • Photo Identity Proof – Passport/ Driving License/ Voter ID/ PAN card
  • Residence Address Proof – License/ Registered rent agreement/ Utility bill
  • 1 passport size colour photograph
  • Age Proof – Pan card or Passport
  • Income Proof – Pension returns or Bank Statement
